What a lender asks first

The fields on this form are the ones that decide which lenders will look at a park:

Pad count and occupancy. Freddie Mac starts at 5 pads, Fannie Mae at 50, and both want about 85% occupied.
How many homes you own. Freddie caps them at 25% of homes, Fannie at 35% with a sell-down plan.
Who pays the water bill, and whether the park runs its own well, septic or treatment plant, changes the expense line and the environmental review.
Your track record. Freddie Mac wants a key principal with two years running parks who owns another one.

Have the rent roll and the last 12 months of income and expenses ready for the next step. You don't need them to send this.

What happens next

A person at the desk replies. If the park fits a program and you want to proceed, we ask for the rent roll and operating statements and take it to lenders. Nobody pulls your credit from this form.
