Who we are

Pad Count is published by Janover Capital LLC, a commercial mortgage brokerage. We arrange financing; we don’t lend our own money, and we don’t make credit decisions. Only a lender can approve a loan, and only in a written commitment.

Business-purpose loans only

The financing requests this site takes are for commercial loans on manufactured housing communities, made for business purposes. Business-purpose credit is outside the consumer-credit rules of Regulation Z (12 CFR 1026.3(a)). We don’t arrange loans on a home you live in, and the site isn’t for residents looking to finance a manufactured home.

How we are paid

If a loan we arrange closes, Janover Capital LLC may be paid by the borrower, by the lender, or both. The amount and who pays it are set out in writing before you sign a loan application or engagement letter.

No government or agency affiliation

We are not HUD, FHA, SBA, Fannie Mae or Freddie Mac, and are not endorsed by them. Their program names appear here only to describe their published rules, which are linked wherever we use them.

Estimates, not quotes

The valuation worksheet and loan sizer give estimates from the numbers you enter and the published program rules. They are not appraisals, rate quotes, offers of credit or commitments to lend. Rates shown are a Treasury yield plus a spread you choose, labeled as an example. Real terms depend on the lender’s underwriting, inspection and appraisal.

Residents and fair housing

Nothing on this site is advice about how to screen, price or treat residents. Lot rent, fees, lease terms and screening have to follow the Fair Housing Act and your state’s landlord-tenant and manufactured housing laws, applied the same way to every resident. Agency loans also require the tenant site lease protections described in this guide.

Talk to your own advisers before you buy or refinance a park.

Licensing

Some states license commercial mortgage brokers, and the rules differ by state and loan type. Ask hello@mobilehomepark.loan which licensing applies to a park loan in your state.
