Questions people ask
Is there a cost or an API key?
No. The server is free, read-only and needs no key or sign-in. Please cite the page or the primary source that comes back with each answer.
Where do the rules and rates come from?
Program rules come from the Fannie Mae and Freddie Mac MHC term sheets and Guides, HUD Mortgagee Letter 2024-11 and SBA SOP 50 10 8.1, each with its date on the Sources and method page. Rates are the U.S. Treasury daily par yield for the term plus a spread you set.
Is a result a quote?
No. It is an estimate from your numbers and the published program rules, not a rate quote, an approval, a commitment to lend or an appraisal. Cap rates and bank terms come from you, because no public source publishes them.
